Plat of Surveys
A Plat of Survey is a drawing showing the measurements of the property and contains all structures and encroachments on the property, such as a house, garage, porch, patio, sidewalks and driveway. A Plat of Survey you typically get at a closing when you purchase a home. However, sometimes a Plat of Survey needs updating.
ALTA / ACSM Land Title Surveys
A survey done to standards established by the American Land Title Association (ALTA), the American Congress on Surveying and Mapping (ACSM) and the National Society of Professional Surveyors (NSPS) in 1997. The survey includes a boundary survey with corners monumented, all improvements shown, including utilities, area of land and buildings computed, and certification is made to specific parties. Other requirements may be included as requested by the client.
Plats of Subdivision
A Subdivision allows the creation of any number of lots. The primary use of a subdivision is for residential, commercial or industrial developments. Subdivisions are regulated by State Statutes and reviewed by state and local governmental agencies. The process for preparing a subdivision is generally done in steps. The first step is a design concept which centers on the developers market desires and parameters dictated by local ordinances. This step is followed by the second and third steps, which are the preliminary and final plats of the subdivision. Each of these steps requires reviews and approvals or objection from local municipal governments and the State Department of Administration. Following the approval processes the Final Plat with all the detailed dimensional information is recorded at the Register of Deeds. The subdivision plat contains not only the lots, but road dedications, various types of easements, building setbacks, flood plain information and other pertinent data to the buyer.
Boundary Surveys
This service provides the client with property pins physically located or set at all corners of the property along with a drawing which serves as a permanent record of the surveying information. From the beginning, field work is done to locate any existing monuments on your property. Boundary markers on nearby lots, tracts, blocks, sections, etc. are also searched for. These additional corners are used to confirm the location of the monuments found on the client’s property or to provide “control” to establish the locations of the boundary corners to be set.
